Global One’s team includes the professionals at Nelson Management Group, Ltd, a property management company affiliated with Global One that is based in New York City. Since its inception, Global One has enjoyed an exclusive relationship with Nelson Management Group. Accordingly, Global One is able to reduce overhead and seamlessly implement asset management decisions.
The principals take a very active role in managing each property owned by Global One. In addition to dedicating their full attention to properties under management, the Principals of Global One make significant personal financial commitments to each new acquisition.

Michael Gerstein is a founding partner of Global One Investments, LLC. Mr. Gerstein raises capital for acquisitions, acts as the primary liaison between investors and the properties, and oversees each stage of the investment process. Through negotiating each acquisition in conjunction with Mr. Nelson and reviewing each property on a monthly basis, Mr. Gerstein is able to provide investors transparency with respect to their investments. Through his clients, Mr. Gerstein has raised over $40 million in order to purchase $450 million of multifamily investment properties.
Mr. Gerstein holds a BSBA from Boston University in Accounting. Before forming Global One in 1996, he worked for 10 years as a managing partner in Jerold D. Gerstein & Associates, where he handled firm management responsibilities, provided tax consulting services, and placed equity into alternative investments on behalf of clients. Mr. Gerstein is currently a member of the Board of Trustees for the Camden Area Health Education Center.
Robert Nelson is a founding partner of Global One Investments, LLC and is also the founder of Nelson Management Group, Ltd. Mr. Nelson oversees the day-to-day management functions, including the asset management of over $520 million worth of multifamily product owned and operated by the firm and its affiliates. During his 30-year career, Mr. Nelson has owned and managed more than 8,000 units of multifamily housing. He also has widespread experience in real estate development and ground-up construction.
Mr. Nelson holds a BSBA from Boston University. He serves on the Board of Directors of the Rent Stabilization Association (RSA) and the New York State Association for Affordable Housing (NYSAFAH), two highly influential New York City-based landlord groups. He holds the designation Registered Apartment Manager (RAM) from the National Association of Home Builders. Mr. Nelson’s hands-on commitment to the communities in which he works has earned him extensive industry recognition. In particular he was voted “2005 Developer of the Year” by the Association of Builders and Owners of Greater New York (ABO).
Warren Cohen manages the financial operations of each Global One investment property. Mr. Cohen’s expertise spans financial planning analysis, budget management, acquisition analysis and asset management strategy. He has implemented internal control and accounting systems for the efficient financial management of over 3,000 housing units.
Mr. Cohen is a Certified Public Accountant and holds a BA in accounting from the City University of New York. Before joining Nelson Management Group, he had seven years of experience in both public and private accounting. He holds the distinction “Certified Assisted Housing Manager” from the Quadel Consulting Corporation.
Mr. Curley is the Vice President of Global One Investments, LLC and is responsible for acquisitions and asset management. He has been with Global One since 2007 and in that time has overseen the acquisition of properties with a current market value of $340 million, supervised over $25 million in capital improvement projects, and managed the financing process for over $290 million in mortgage financing. Prior to joining Global One, Mr. Curley was a Senior Associate at Silvercup a private real estate development and investment company where he was responsible for the analysis of over $1.5 billion of potential development properties, as well as asset management for a residential and commercial portfolio worth over $250 million. He graduated Phi Beta Kappa with a BA in English from Brooklyn College, and holds an MA in Real Estate Finance from New York University.
Michael Middleton assists in managing and reporting the financial operations of the Global One investment properties for internal and investor purposes. In addition to assisting with asset management, Michael prepares the financial modeling and analysis of potential property acquisitions.
Mr. Middleton holds a BS in Finance, a minor in Real Estate and an MA in International Business from the University of Florida. Prior to joining Global One, he worked as an acquisitions analyst with RCH Capital LLC, a privately held commercial mortgage banking firm. At RCH Capital, Mr. Middleton was responsible for sourcing investment opportunities as well as the underwriting and analysis of potential debt acquisitions.
