The Two Bridges waterfront is one of the last bastions of affordability in lower Manhattan, but lately it seems word is getting out about its scenic waterfront locale that overlooks the rejuvenated East River shoreline and turn-of-the-century suspension bridges. Recently, two of the city’s top high-end builders, Extell and JDS Development have penned soaring towers for the down-to-earth corner of the Lower East Side. Adjacent to those developments, sits the rental building 275 South Street, which is currently undergoing a dramatic overhaul that will renovate its exterior, makeover many of its capacious apartments, and debut a brand-new package of amenities.

The 19-story, white-brick building was finished in 1978, and its footprint is oriented to give most of its 278 apartments views of the East River and its B-M-W crossovers. The full-scale renovation is being undertaken by Nelson Management Group, through its investment arm Global One Investments, and L+M Development Partners. It will build a verdant rooftop deck designed by ORE Design + Technology. According to a press release, the rooftop forest will emulate the look and feel of the High Line and will be decked with light wood planking and similar greenery.

Over the past few months, overhauled three- and four-bedroom homes have been priced under $5,000/month and currently, there are two availabilities: a three bedroom home on the eighth floor for $4,525/month and a 1,200 square foot, four-bedroom on the 10th floor for $5,550/month. Renovated homes feature large king- and queen-sized bedrooms, an abundance of closet space, white oak floors, new A/C units, and separate kitchens with stainless steel appliances. Bathrooms are outfitted with herringbone tile and Restoration Hardware vanities and fixtures. Most units in the building have balconies. Amenities in the pet-friendly building include a fitness center, 24-hour doorman, community lounge, live-in superintendent, and bike storage.Find listings for 275 South Street at CityRealty.
